Sidewalk, step and patio lifting

Take the trip hazard out of the walk, bring the stoop back up to the door, and get the patio sloping away from the basement.

Walks, steps and patios are lighter than driveways, but they sit close to the house where roof water lands and backfill is loosest. That makes them some of the most common lifting jobs in the Mankato area.

Sidewalks and front walks

A sidewalk panel that has dropped or tipped creates a ledge that catches feet, snow shovels and stroller wheels. If the panel is still whole, it can often be raised level with its neighbors in one visit. In Mankato, the city owns the right-of-way along the street, and adjacent owners are expected to keep the public walk cleared of snow. If you've had a repair notice or questions about a public sidewalk panel, contact your city before hiring, and ask whether lifting is acceptable for that spot.

Steps and stoops

Front steps are a heavy block of concrete, often sitting on fill right against the foundation. When that fill settles, the top step drops below the threshold or the whole unit leans away from the house. Foam is commonly used here because of its small holes and light weight. Steps that are cracked through or crumbling may need rebuilding instead.

Patios and pool decks

A patio that tilts toward the house sends every rainstorm toward the basement wall. Lifting it back to a slight slope away from the house, then sealing the joint along the foundation, is often one of the cheaper ways to cut down on water against the basement.

Signs it's time

  • A walk panel higher or lower than the next one
  • The top step sitting below the door sill
  • A stoop leaning away from the house
  • Water standing on the patio near the wall after rain
  • A widening crack across a patio

What affects the cost?

  • The number of panels or sections
  • Whether steps are involved, which take more care
  • How far each section has to come up
  • Sealing along the house afterward

Pricing comes from the contractor after an on-site look, because the size of the void and the reason the slab dropped drive the cost. We don't quote prices, and a phone estimate is only a rough guess until someone has measured the concrete.

Common questions

Can a stoop that pulled away from the house be moved back?

Lifting raises a stoop; it doesn't slide it sideways. Once it's level, the gap can be filled and sealed. A very wide gap may need a different repair.

Do I need the city's OK to lift a public sidewalk panel?

Check first. The right-of-way along the street belongs to the city, and permit rules vary between Mankato, North Mankato and other towns. Your contractor should confirm before starting.
